A small stone house in a lovely location on about 1800m². Position.
This is part of the "Perigord Vert", on the boundaries of the Dordogne and the Haute-Vienne, but only half an hour from Limoges and Bellegarde Limoges airport.
In an enclave of similarly aged stone buildings, this hamlet is approached down a lane off the D699 Limoges to Perigeux road, on the outskirts of a village which has all the facilities you could need, with a large ATAC supermarket in addition to the usual small shops, Pharmacy, Boulangerie, Tabac Presse, garage and restaurants which are found in most larger french villages. It also has an enormous new DIY centre and a garden centre, plus a new clothes shop. The Mayor of the village is very positive and has encouraged new build, attracting new bllod and this has made a lot of difference to the character of the place which is quite dynamic! The Eglise has been fully restored and is unusual in that it has a tower with the witches hat roof covering in chestnut shingles, which have turned a subtle shade of silver grey, from their original golden honey colour. The garden is fully fenced, so dogs and young children are not going to wander off, though as this hamlet is self contained and some way off the road there is no particular problem with traffic anyway. There might be one car per day down the small access lane to the house. The garden has an ancient stone ‘lavoir’ on one of the boundaries, and in the summer the sound of frogs is a charming background if you decide to dine ‘al fresco’ on the patio! There are views over open pastureland, to woods of chestnut and oak, and there are no houses overlloking this garde, so there is a real sense of peace and tranquillity here, which is actually quite hard to find in this sort of location only a short walk from a busy village with school and large shops. This house is small and fairly compact, though it is quite possible to extend it as the original ‘footprint’ is now less than it once was, and less than it is on the existing ‘carte cadastrale’ maps. An external store has been demolished, and this could easily be incorporated as part of a new extension. As it is now, the entrance door from the patio opens into a kitchen area, with modern fitted kitchen units to the right, and a small, round topped window to the garden. The door is the usual glazed patio type door. To the left of the kitchen area is a dining room with window to the garden. Continuing from the kitchen up two steps is the salon, which has a fireplace with a wood burning stove, and off this to the left is a landing with staircase, and to the right of the staircase a downstairs bathroom with shower unit, washbasin and wc. Upstairs is one large open-plan bedroom, though it may well be possible to make a second, the owners have in the past used what is now the dining room as a second bedroom, by putting a partition stud wall between this room and the kitchen.
The roof is restored, wiring and plumbing are new, all windows are new with wooden frames, and the insulation is also new. There is some finishing work still to do, some or all of which can be done at the asking price by the owners. This house sold recently but due to unforseen circumstances the buyer was obliged to pull out at the last minute, so it is back on the market. The outside of the house could do with completely repointing, though the walls are sound, so this is really a cosmetic measure, but we feel that if this was done it would have a great effect on the ‘percieved value’ of this property. This sort of sand and lime pointing, which is often called ‘brush pointing’ costs about 35 euros per square metre, and is not outside the capabilities of a handyman or woman, in which case it would cost very little, just the material costs. Sand and lime mortar is easy to work with, and allows the old stone walls to breath properly, as they were designed to do. It is not a good idea to use cement, as this has the effect of trapping any humidity inside the wall.
