This is an 8 bedroomed 'Maison de Maitre', which needs modernising, so you will not be buying someone else's taste in decor, kitchen and bathroom fittings.

Imagine putting your own stamp on a fine old French Manoir....here you have the basics, fireplaces, original doors and covings, ceilings, floors, staircases and windows, all preserved, all ready to be brought back to life, but with the advantages of modern insulation, controllable heating management systems and the other good and useful features of modern living which, once distilled down with the elements from the past that we so value in old stone character buildings, give the ideal living environment in which to bring up children, or simply to live in and welcome guests, either personal, or paying.

We have no idea exactly why this interesting old house has the little canal water feature at the back, but it's there, flowing continuously, and so are the huge carp, so tame that they will come to the surface for bread or grain, if you open the rear windows or walk on the terrace!

In fact the origins of the house are quite obscure, as the parents of the current owners bought it in 1945; normally a house like this would have been built by someone quite wealthy.

The buildings to its left, accessed by another set of gates, used to be the home farm.

These are now the homes of some close members of the family, who can keep an eye on the big house if the new owners are away. It's always useful to have friendly and observant French neighbours who have some proprietary interest in the house.

 Huge salons.

With its huge salons, four on the ground floor plus the large entrance hall with its chequered tile floor and elegant staircase, and its large bedrooms, this will make a really attractive house once some thought, and some money, have been invested. We would, for example, reposition the large central heating boiler in a convenient annex to the left gable end of the house, as for now it sits incongruously in the rear right corner of the otherwise spectacular entrance hall.

 Chambres d'Hotes?

I think we've all seen those beautiful, glowing, restored stone french houses featured in Living France and the other property magazines, often in use as Chambres d'Hotes sometimes offering evening meals in elegant surroundings....now is your chance to create the same effect here, in the  northern Dordogne. Close to the popular small town of Piegut-Pluviers, with its colourful market, there should be no shortage of clients if this does become a Chambres d'Hotes.

 Nearest Cities.

The house is about 25 minutes drive from the beautiful city of Angouleme, capital of the Charente, with its famous Remparts, which each September stage the extraordinary Circuit des Remparts, an unforgettable weekend of vintage and historic motor racing round the tight and testing City centre track, up along the ramparts, twisting through the hairpins on the ascent to the Cathedral, and back through the narrow streets.

 Nearest Airport.

Not much further are Perigeux, to the south, and Limoges, to the north east. About 50 minutes from Limoges airport, with its scheduled flights to Southampton and Stanstead, and Liverpool. If you have your own light aircraft there are smaller club airfields much closer.

The stairs go on up to a lovely attic, which would give another large area for conversion into games room and bedrooms, or whatever imagination dictates.

From the attic, it can clearly be seen that the roof has been fully rebuilt fairly recently.

The price is fully inclusive, no extra fees or taxes to be paid, (unless you need a french loan, in which case there's a charge for setting up the charge against the house.)
