House with commerce in small Limousin town. General This house is very sound structurally. It's built of stone, with a rendered exterior surface. The roof is slate, and is in good order. There is a paved terrace running all around the perimeter and a medium sized garden at the back, with high stone walls offering privacy, and a modern garden storage shed to one side. There is access to an internal garage from the road level. Behind the garage is an excellent dry cellar for wine, and to the left, with access from the pavement, is the premises of the Pressing.
Central heating. There is oil fired central heating fitted throughout with a new boiler, and cast iron radiators.
Double glazing. The double-glazing is also new, so though it is on a through road, it's not noisy inside the house.
The first floor. Up a flight of stairs from a common landing behind the Pressing is the main living floor, at the garden level. At the front is a large, well lit salon, with a fireplace at one end; this was originally two rooms and is about 30mē At the rear on this floor is a newly fitted kitchen, a small bathroom, and a study, which could easily make a 4th bedroom.
The second floor. Up more stairs is the 2nd floor, which has two bedrooms of about 14mē each, and a third bedroom to finish, under the eaves with a Velux window. This just needs final finish and decoration....the insulation and plasterboard are all in place and it is currently used for occasional visitors. Opposite this room is a similar sized under eaves room plumbed as a bathroom, which again needs finishing. A good opportunity to buy a house and business all in one, in a pretty part of the Parc Naturel Perigord-Limousin, close to the Dordogne border.
The garden. The garden is private, with high stone walls, a new metal shed to one side of the house, lawn to the rear with a hedge at the bottom and a wall beyond the hedge. Seveal trees and plantings await the spring, though daffodils are showing their buds already. Amenities
Just across the road is a good sized supermarket, with a fresh fish counter, and all other amenities are walking distance. A wide variety of outdoor activities are available in the Parc Naturel or near it, from kayaking on the Vienne, carp fishing on the lakes, sailing on large lakes, riding, walking, inter village cyclepaths allow easy cycling in a safe environment. There are many places of interest to visit within easy reach, such as the famous painted caves of Lascaux, maybe 90 minutes drive into the Dordogne.
Only 30 minutes drive from Limoges airport, which has direct cheap flight links to Stanstead, East Midlands, and Liverpool.
