Ref  BF552   Descriptif en français en bas de page

This turn of the century house has loads of period charm, and the added advantage of being fully modernised and restored to a high standard.  It has full oil fired central heating on the three levels. The ground floor has a covered terrace with a vine growing around it, and views over the garden and away from the hill. It's possible to enter the salon from this terrace, though there is also a separate front door to a hallway. From the hallway there is access to a large kitchen dining room with wood-burning stove in the original fireplace, and a good quality fitted kitchen with yellow and green tiled work surfaces. The kitchen is well lit, with double aspect windows.

At the rear of the original house part of the adjoining barn has been developed to give another large room with full depth patio doors, and a utility room, plus the emplacement for the central heating boiler. There is scope for making further rooms on the first floor above this part, with the access from the first floor landing very easily created.

A staircase from near the front door leads to the first floor landing.

From the landing there are two double bedrooms and two new shower rooms. Both bedrooms have retained their original corner fireplaces, though these have been blanked off, they could easily be reinstated if someone wanted to fit a small wood burning stove. Bedroom # 1 has double aspect windows, #2 has one window.

Continuing upstairs to the top floor, the charming attic rooms have been developed to their full potential. We saw this part of the house before the work was done and were struck by their potential, as the rooms had proper windows as part of the original design of the house, but had always been used as storage only. They had, even before conversion, a very good 'feel' to them, and so it's not surprising that the finished rooms are so welcoming and charming. Bedroom #3 has the main 'charpente' exposed, with a window in the gable end, and is currently also serving as a study. Bedroom #4 is even larger, again with exposed charpente, and has both wall and roof windows, and an ensuite bathroom (with bath).

The roof has been brought up to modern standards, and is in slate.

The attached barn is in good order, except the roof really needs re-tiling. As it's a 'roman tile' roof, this isn't particularly expensive to do as it's on thick chestnut planking and is a shallow pitch roof.

There is another, separate barn opposite, with a courtyard between the two buildings.

In front of the house the drive curves down to a country lane, past a well, and the surroundings of this house on a hill are charmingly rural, tranquil, and interesting, whatever the season.

The house is a couple of kilometres from a lovely restored village with all services, general store, boulangerie, boucherie, coiffeur, and restaurant/bar, and 5 minutes drive from several large supermarkets.

Only 30 minutes from Limoges and the airport, this house in the National Park offers a lovely home and is a good investment opportunity as well.

The price of  272800€ euros is fully inclusive, there is nothing else to pay.
