This is a very good proposition.

The house is habitable as it is, having full oil fired central heating, but would really benefit from a bit of re jigging. For example, the only bathroom is on the ground floor, and it has bedrooms on the two upper floors!

It does, however, have a number of windows with new double-glazed units fitted!

I think the downstairs bath/shower rooms and corridors could usefully be knocked into one large salon, the kitchen is large enough to be a kitchen/dining room anyway, and has a nice granite fireplace.
The floors are mostly in chestnut upstairs and tiles downstairs.

The staircase is oak, and continues to the attic floor, though this was built as another sleeping floor.Though it has two reasonably large bedrooms, it would be easy to extend both into more of the under eaves space, which is currently left as storage space accessed by doors off the central landing.

There is a large room with balcony on the first floor, with a very handsome granite fireplace, and a smaller room off, which could make a shower room and wc. Most of the bedrooms have this smaller annex. There are three bedrooms on this first floor.

The roof seems to be in good order, though there is some plasterwork to remedy where an old leak damaged the ceiling in one of the second floor rooms.

The back door, opening into the kitchen, is protected by a conservatory/porch.

With a good refreshing session after some intelligent modernisation, this will be a really excellent family home, as it's got that most important ingredient already...POSITION!!!

It's perched high up in a beautiful spot, with just some pretty stone farm buildings as the only neighbours, the farm having been originally powned by the same family. The farm is now used only for producing apples, so is not a source of nuisance or most importantly, flies!

No traffic passing, so safe for dogs and children, the garden, 1417m², has many mature trees and is surrounded on two sides by a lovely stone wall. The other side is bounded by a cornfield, leading up to the woods.

In the garden is a goldfish pond, thought to have been filled with water pumped from a well somewhere on the property, though we are not certain where this is exactly and are trying to find out more.
