Facade of main house

This is an interesting proposition for someone who would like to live in the Loire Valley, within easy reach of the UK, and/or to develop a business with gite accommodation.

The main house is a 19th century stone farmhouse with 5 main rooms,  the habitable area of the house is 195mē. The whole farm is on 3.75 hectares and the land available is negotiable. Approached along a drive with trees either side of it, the ensemble nestles cosily in its delicious rural setting, and is an inviting proposition for a weekend or longer. In fact the seller is running a successful gite business here already, but now wishes to sell off part of the property. The 'Porcherie' is yet another building with gite potential, and is included with the main house.

In this part of France it's common practice to create a 'hamlet' where like minded people have developed a farm complex for holiday business use, and at least one of the owners lives on site full time to keep an eye on the properties and do turnarounds for the other non resident owners.

The house comprises on the ground floor, a large modern kitchen, restored with taste and good quality materials, with lovely exposed oak beams, repointed exposed stone walls, tiled floor with tiled bar and fully equipped with modern utilities. The large living room with fireplace, also has exposed oak beams and has a new wood floor installed. The study is about the same size as the lounge and has a bathroom and staircase leading to the upper floor.

On the first floor is another bathroom with 'balneo' and wc, and a large bedroom of 58mē

The facade which is shown as part repointed is currently in the process of being finished.

The second building is a 'longere' which will make a good gite proposition, taking at least 3 large separate units, or can be renovated into a large house. This building is of historic significance pre-dating Napoleon. This building is also stone built and has a floor surface of 240mē. It has a large garden and wooded area

There is scope for about a month's worth of DIY in the main house to finish such things as tidying the electrical installation cosmetically, and some plastering.......so a buyer can still 'put their stamp on the house'!

The price for the two buildings and land is 252000 Euros fully inclusive of all fees and taxes, though if someone wants one building alone, this may be possible by negotiation with the vendor.
