With nearly a kilometre of frontage onto the Tardoire, the land is on the south facing slope of a valley in countryside which is mostly wooded with sweet chestnut and oak. The river is near its source here, so isn't very wide, but has a good stock of trout. The drive descends from a B road at the top of the ridge, down the North facing slope, across a small bridge and onto the property through double gates. On the left, past the gates, is a fairly modern, block built barn, previously used as a storage building for tractors, but with a single storey part facing what could be gardens, which would allow for a large kitchen area when the building is turned into apartments for summer lettings. This building would allow for at least 4 letting apartments. It's structurally in good order.

Next, past the river, on the left as the drive climbs the south facing slope of the valley, is a charming smaller stone built barn of approximately 80mē floor area. This one could make a lovely house, with original features, exposed honey coloured stone, oak beams and charpente, and roman tiled roof. Again, the structure is in good order.

Higher up the drive sweeps to the left in front of the 'big barn' which has the left end converted to form a house which has currently two large bedrooms, but could easily have 3 or 4, to choice.
This house has huge scope for expansion one way or another, as only 1/4 of the total volume of the building is converted......so for 'holiday hamlet' purposes, it's good news. It has one large split-level space on the ground floor, with kitchen area, a small bathroom and stairs to the left. Upstairs are two bedrooms and a bathroom.

In front of the main house is a sunny, flat area of land which has had grape vines on it, some of which remain......when we first saw this property there was still a large wine-press here, in an outbuilding. It would be quite feasible to turn the place into a small vineyard again......

The main house has French-windows under a canopy pergola facing south across the valley. To the right is a new entrance into a small hallway with a shower room and utility rooms straight ahead. A door opens to the left into a large kitchen diner. with windows front and rear, and a staircase to the first floor, made with huge beams of oak, and with a wrought iron rail in naturalistic style made by a local artisan. There is an original Limousine fireplace in this part of the house with a date of 1725 on the lintel.

From the kitchen a door leads to the main living area, which is in part open to the upper storey, which has had about 35mē removed, forming a gallery, with another staircase to the right. There is another, more modern fireplace in this living area. The floors are tiled throughout.

Upstairs are 3 double bedrooms, two of which have mezzanine platforms. There is also a bathroom opening off the gallery. Over the kitchen is another large bedroom and another bathroom, with a stairway up to an occasional guest bedroom in the attic area.

The house has gas central heating, woodburning stoves, and has a broadband connection via satellite.

This property would make a superb 'holiday hamlet', as the costs of development would be the same as anywhere else, but in this case, the position of the property and its wonderful privacy would mean the investment would be sound, long term.
