Character Charentaise house with second house and barn.BF565 This house has been substantially rebuilt following a fire about 10 years ago, when a floor beam on the first floor somehow got overheated by the chimney flue in the wall. Consequently, the entire first floor and roof are new, along with wiring and plumbing, and the vendor has recently installed 30cm of insulation in the roof. The main house currently has 2 proper bedrooms and a large first floor area which means it could easily have 4 bedroom and two bathrooms with a little additional work. On the ground floor is a large living area, with an original stone fireplace at either end. The left end of the room is currently used as a library and when the photographs were taken still had a guest bed in it. The floor is all tiled but has one area which has beautiful limestone flooring. This area has a wood burning stove, the flue going up through the first floor area, close to the stairs. This is being fitted with a heat shield so it's not possible to touch it. From this living space there are steps up to a kitchen diner, from which there is access to a double bedroom, and a new shower room, and separate WC. Further access to the back garden under an "auvent", and to the lane, also the cellar. Up the stairs from the living room is the first floor, which is currently mainly open plan, with one separate bedroom, but could easily have three bedrooms and a bathroom by simple fitting of some partition stud walls. The vendor is getting some prices for this from local artisans. In front of the house, a charming terrace gives good views, as the house is on a hillside. It's not noisy, the lane beside the house has very little traffic, in fact while we were there the only traffic was some children on skateboards and (non motorised) scooters, rolling down the hill. There is a large tree for shade, part of the front area is laid to vegetables, and there are nice old wrought-iron gates to the courtyard and a wisteria covered stone surrounding wall. The courtyard gives access to the front of the separate barn, the left end of which was once used as a house, and can be restored as such. Behind this barn is a fair sized garden, with some fruit trees. In al, the plot is 1650mē, though it somehow manages to seem a lot larger.
