House from garden

Located in a charming village in Haute-Vienne, the liveliest of the three departments of the Limousin, this house has been recently restored by English owners. It has an 'L' shaped living room with 'insert' type fireplace, which is very efficient, plus electric heating by convectors, not a bad solution in France.

The kitchen is new. From the kitchen there is a utility room with more new kitchen units, and this has access through patio doors onto a terrace, with steps to the garden. There are three bedrooms and a separate bathroom.

The garden has a selection of mature ornamental trees, plus several cherry trees. In the garden is a block built 'stable' which could be used for chickens or a pony.

The house is in good structural condition all round, as is the workshop building. The workshop could be used to create further accommodation.

There's no passing traffic, though below the house are several other residential properties, it's not a through route to anywhere else.

The village offers a Poste, boulangerie, boucherie, general store, coiffeur, and a restaurant/bar, plus a good school for children up to 11 years old.

There are the full range of outdoor activities within easy reach, riding stables, a new go-kart circuit, kayaking on the Vienne, swimming in outdoor or new indoor pool complexes, lots of green lanes for walkers, horse or offroad 'bike or VTT riders and an inter-village cycle track which takes you along the gentle gradients of the old inter-village rural railway, which has been recently restored with a tarmac surface so walkers, cyclists and skaters can use it with no motorised vehicles to worry about.

No more than 30 minutes from Limoges Bellegarde airport, and less to Limoges itself, there are supermarkets and all other services within a 5 minute drive.
