Back of House and Garden

The house is located in a village square in La Mayenne near the town of Laval.  It is the former town hall of the commune and dates from the 16th century.

The house is entered directly into a hall (approx. 9m2).  To the right is a utility room (approx. 9.5m2) with toilet.  Further along is the kitchen (approx. 14m2) which is fitted with cupboards, a sink unit and work surfaces.  To the left is the living/dining room (approx. 33.5m2).  This room has a heat recuperator installed in the fireplace which heats the room and also sends air up into one of the bedrooms.  At the end of the hall area is the staircase.

The 1st floor is accessed via a wooden spiral staircase in a small tower at the back of the house.  At the top of the stairs is a landing (approx.4m2).  To the right is the main bedroom (approx.27.5m2), which has an attractive blocked off fireplace.  The vent from the heat recuperator downstairs arrives in this fireplace and heats the room.  Straight ahead at the top of the staircase is a second bedroom (approx.13m2). To the left is the second landing with the bathroom (approx.7m2) and the 3rd bedroom (approx.15m2).  With the exception of the bathroom the whole of the second floor has wooden floors.

Further on up the spiral staircase is the attic.  The attic is exceptionally high and could easily house another storey.  Some of the original floor tiling is still visible in places.

Behind the house is a garden with a low stone wall.  There is a very old bridge that runs along side one side of the garden.  The house is in good condition and could be lived in straight away.  All the windows are equipped with shutters, except for the attic windows.  It has gas fired central heating and main drainage.
